Routine Inspections

We walk through all properties we manage on a regular basis (February, June and October) to ensure they are being well maintained by the tenants. These walk thru’s are performed to add bleach to AC drain lines to prevent back-ups and damage to units, ensuring AC filters are changed so to not over tax the AC unit and cause costly repairs, inspect for plumbing leaks and in finding minor issues and repairing them prior to them becoming costly endeavors. They are done by our managers who will inform you of any issues that need to be addressed. We will also update you if we find any issues.

Moving In

We complete the Florida Association of Realtors (FAR) lease (approved by The Rules Regulating The Florida Bar); collect a security and pet fee (if applicable) and hold these funds in a non-interest bearing escrow account; collect the monthly rent (encourage tenants to pay by automatic bank transfer); have the tenants do an walk through on move in day to record the condition of the home including any defects; provide the tenant with utilities information and communicate with them to help them settle into their new home; and advise tenant of any special issues specific to your home.

Move Out

Advise tenant of cleaning and maintenance requirements; place home back on rental market per your approval; advise tenant that home will be back on the market and that it will need to be shown to prospective tenants; do final walk-through to assess any discrepancies from the initial move-in walk through; contract carpet cleaning and any cleaning or grounds keeping that was not completed by tenant; and process security deposit, deducting fee for carpet cleaners and any other contracted service or any repairs.
